4 Eco Villas in SW Mallorca

The opportunity has arisen to acquire a plot of land in a RU-N1 zoned area on the Northeastern edge of the village. The zoning allows for property development and a project to build 4 detached villas is currently being explored. These villas will occupy a plot of just under 2,500m2, each villa being 170m2 with terraces, garden, parking and a pool. The orientation and location of the plot affords views over open countryside, the surrounding hills and south towards the village itself. The land directly in front of the plot is Green Zone and will therefore not be built on in the foreseeable future. The access road to the plot is wide enough to accommodate the additional traffic of 4 villas.

The Situation: The site is a very desirable village located in the South West of Mallorca, a few kilometres west of the regional County Town of Calvia. The village has retained much of the traditional Spanish, or Mallorcan character of an inland village, despite a massive influx of foreign nationals over the past 20 years. Although the village retains this character it has a varied population, from English, German, Spanish and newly arrived northern Europeans, all living happily alongside the Spanish and Mallorcan residents. The location, at the centre of the South West, 5 km’s from the sea and beaches at Paguera, 10 minutes drive to Puerto Portals and Puerto Andratx and set in a lush valley of almond terraces with the foothills of the Tramuntana mountain range, makes it an ideal village for those living and working, or holidaying in the South West looking for a touch of ‘authentic’ Mallorca. The village has good facilities, a bank, chemist, local shops and three restaurants. The local school is highly rated and a major attraction for many families looking to move to the area. There is an active social calendar with regular fiestas, parties and other gatherings in which residents of all nationalities are involved.

The Market: Prices have seen a rapid increase over the past 2 years, by as much as 50% in some cases. A typical attached family home is now in excess of 650,000€. The village has a selection of housing from stone terraced two story houses, to detached modern homes on plots of 800m2 plus. There are also a number of ‘finca’ properties - stone farmhouses with outbuildings and land, often with orchards and almond terraces, located on the edges of the village and further into the country. The highest priced property is on the outskirts of the village, in the same valley as the single plot and is an old senorial manor house with 2,500,000 m2 of land on the market for 10m€. There is a shortage of well – priced, well - built family property in country villages and we believe that our product is aimed directly at where that demand is generated – young families and older, semi-retired people looking for a part time home.

General to project: The architectural style of the villas will follow that of the majority of properties in the village, stone faced with tiled roofs. These will be sympathetically built and the finished project will enhance, rather than impose upon the character of the surrounds. The target buyers are English families looking for a foothold in the village and older couples seeking an island base in a traditional setting. Current demand from both of these groups is high. The properties will be built to a high quality and issued with the Spanish equivalent of the NHBC. Internal fittings and finishes will also be high quality with the purchaser allowed to select finishes and fittings from a specified list. All internal fixtures and fitting including bathrooms will be included and selected by the clients, excluding kitchens, which the purchasers will have to pay for separately to their own specifications. bluebird CAPITAL S.L aim to sell the villas ‘off plan’ early in the project in order to minimise investment, securing bank funding and further stage payments from purchasers to fund the build, delivering further benefits to our investors
