Work is progressing well on both the Es Molinar and Soller developments. We have been working with a local film maker to produce a lifestyle movie of Soller. NEW OTI RELEASED. We have just released a new OTI for a project of trendy townhouses in a converted Palma cinema. The project is specified to a high quality, is individual in character and offering and has the potential to provide returns well in excess of our target 30% ROCash. With 3 of the 10 units already under option and a further 2 under reservation, we have the remaining 5 units available. We have just launched our new sales website dedicated to the Soller development. This is designed not only to promote the development itself, but also the area and what it has to offer. The website will be supported by media advertising and will help us deliver ROI to our valued investors.

Spring 2007

Excavation has started at the plot in Soller where a development of luxury apartments, duplexes and penthouses is being built. We are currently working towards the launch of a sales website for this project that will showcase Soller and the properties.

Progress continues at Es Molinar and we will shortly launch a dedicated website for the sale of the remaining apartments. The following photograph shows the empty plot and progress as of mid May.

January 2007

The first phase of the Soller project has been fully subscribed with the release of the remaining 3 units to follow in the Spring. This project is almost unique in Soller Old Town, one of the island's property hot-spots.

Summer 2006

The heat of summer is upon us and the summer slow-down too. We are however still busy investigating new projects in Es Molinar and the centre of the island. Post reservation options have now been signed on the front line development in Es Molinar, where we still have a 1 bedroom apartment left for sale at 300.000€. Es Molinar Investment Memorandum - FULLY SUBSCRIBED. The proposed development of two townhouses in Es Molinar is fully subscribed and in due diligence. We intend to release plans and commence off-plan sales within the coming months.

We have several new projects currently in due diligence including; 2 Townhouses in Es Molinar, a townhouse refurbishment in Calvia, 4 semi-detached houses in Es Capdella. We are also negotiating exclusivity to market new developments with off-plan sales on the North and East Coasts of Mallorca. These will initially be offered exclusively to our investors.

We are currently defining the vision for an eco village following one local councils strong interest in helping us achieve our vision for Mallorca to become a European centre of excellence and showcase for Ecological, Environmental and Sustainable living.

March is looking like a very exciting month here at bluebird. We are currently looking at a number of exciting opportunities here on the island.

We have just released the OTI for an eco-villa contact us to find out more.

We are working to identify local councils interested in helping us find suitable land on which to build an eco village, which will be the first of its kind on the island. This is some way off but we have been very encouraged by the response from a number of councils and are confident of finding a suitable suit in the near future.

A number of hotel opportunities are currently being explored for clients. In both Palma and the South West of the island these investments total in excess of 40m€. Tourism is the backbone of the island and we are very excited to be looking at innovative and creative adaptations of existing, out of date buildings in a sector, which is becoming increasingly in need of an injection of energy.

Golf is another of the islands ‘big pulls’ in terms of investment and we are working with a top golf course designer looking at an opportunity to develop a driving range and ‘pitch & put’ on an ideally located piece of land just outside Palma.
