Our process

We select projects and development plots based on certain criteria, of which some or all have to be met:

  • Orientation
  • Innovation
  • Demand
  • Yield
  • Potential capital uplift
  • Views, aspect and outlook
  • Access to local amenities
  • Affords the opportunity to build non-intrusive property, in harmony with the surroundings
  • Environmental and ecological compatibility

Once we have located an ideal project we secure the plot/building, either through an outright purchase or through an extended option contract enabling us to sell the project off-plan. Marketing of the development commences once we have secured the project plot, have obtained architect’s drawings, and the licence to build application has been submitted.

Sales and marketing of projects is undertaken by bluebird PROPERTY via their sales website www.bestofbalearics.com Innovative sales and marketing techniques are employed to ensure target markets are reached and sales prices achieved.

When an opportunity has been identified we produce an Offer to Invest (OTI) investment memorandum for distribution to our investors. This outlines the project fundamentals with equity and profitability projections. Details outlining costs, timescales and projected profits are also included.
